Residential Property Management - Regional Operations Manager

Hays is proud to partner with an established national private equity firm, with a multi-residential portfolio that is quickly expanding in the Greater Montreal Area. The company specialized in real estate investment, renovations, and management of valued real estate development projects. Together, we are seeking a Regional Operations Manager to lead the Property Management team in Montreal.


Your new role

As a Regional Operations Manager, you will play a key role in leading and optimizing the operational efficiency of the portfolio across multiple locations within Montreal. Reporting to the Senior Director of Operations, you will be responsible for coordinating and managing various aspects of daily operations to ensure seamless business processes, compliance with company standards, and attainment of strategic objectives. This role demands a dynamic individual with strong leadership skills, strategic thinking, and a proven track record in operational management.

  • Lead and optimize operational efficiency across multiple properties within the region.
  • Verify and confirm the accuracy of property expense records, revenue, and approve purchase orders.
  • Conduct regular market research to ensure competitive pricing and alignment with market trends.
  • Ensure that all lease agreements are up-to-date, accurate, and compliant with applicable laws and regulations.
  • Maximize revenues and manage expenses within the assigned portfolio.
  • Conduct budget analysis and implement cost-saving measures without compromising operational excellence.
  • Lead the HR component for the portfolio, including conducting performance reviews, establishing goals, and implementing disciplinary measures when needed.
  • Oversee hiring processes for vacant roles or new positions within the portfolio.
  • Obtain quotes for necessary jobs on properties within the portfolio.
  • Review contracts and manage the tendering process for relevant services.
  • Manage the turnover process for apartments within the portfolio.
  • Ensure efficient transitions between tenants and property readiness.
  • Represent the landlord at tribunals for cases such as non-payment, rent fixation, and other legal matters.
  • Ensure compliance with legal requirements and regulations related to property management.


What you'll need to succeed

  • A minimum of 5 years as a property manager for a residential real estate;
  • Experience managing a residential portfolio of over 1500 doors;
  • Experience in team management, including of supervisors/managers;
  • Proficiency in French & English (written and oral);
  • A valid driver's license;
  • Proven ability to organize and effectively manage time, with a strong emphasis on task prioritization and adherence to deadlines.
  • Experience with YARDI is a strong asset;
  • Excellent leadership, communication, interpersonal, and organizational skills;
  • Exceptional customer service skills with the ability to build positive relationships with tenants, contractors, and vendors;
  • The ability to thoroughly analyze financial statements, including budgeting processes and understanding the construction of financial statements.
