Hays Recruitment has partnered with our client in Calgary, who are presently seeking a Property Manager to join the growing team and looking after their Rental Property Portfolio.

Your new role

As Property Manager in overseeing the Rental portfolio you typically has a variety of duties and responsibilities. Here's a comprehensive overview:
  1. Tenant Management:
  • Screening and selecting prospective tenants.
  • Managing lease agreements, renewals, and terminations.
  • Addressing tenant inquiries, complaints, and disputes.
  • Coordinating move-ins and move-outs.
  1. Rent Collection and Financial Management:
  • Setting and adjusting rental rates.
  • Collecting rent and other property fees.
  • Maintaining financial records, including rent collection, operating expenses, and tax payments.
  • Preparing financial reports for property owners.
  1. Property Maintenance:
  • Scheduling and overseeing routine maintenance and repairs.
  • Conducting regular property inspections.
  • Managing contracts for services like landscaping, trash removal, and security.
  1. Compliance and Legal:
  • Ensuring properties adhere to local and federal regulations.
  • Handling rental violations and property complaints.
  • Keeping up-to-date with property laws and regulations.
  1. Marketing and Leasing:
  • Advertising vacant properties.
  • Showing properties to potential tenants.
  • Assessing tenant applications in accordance with anti-discrimination laws.
Essential Skills:
  • Communication: Strong verbal and written communication skills to interact effectively with tenants and service providers.
  • Organization: Ability to manage multiple properties and tasks efficiently.
  • Problem-Solving: Quick and effective resolution of tenant issues and property maintenance problems.
  • Financial Acumen: Proficiency in managing budgets, financial records, and rent collection.

What you'll need to succeed

  • Education: RECA Licensed is required & A degree in real estate, business administration, or a related field is often preferred.
  • Experience: Previous experience in property management or a related field.
  • Certifications: Certifications like RMP (Residential Management Professional) or MPM (Master Property Manager) can be beneficial
