Senior Project Manager – Heavy Civil

Description:
The Project Manager represents the owner/client interests when liaising with the Construction Department. Uses job estimate information and contract details to set up project, coordinates all meetings between company representatives and client/owner/engineer, purchases job materials, and manages subcontractors. Monitors all aspects of costing and production, approves monthly progress billings, generates cost-to-complete reports, and provides project schedule updates. Coordinates and completes all duties while promoting and fostering the company’s culture, core values, and vision.

Essential Duties and Responsibilities:
These tasks outline the essential duties and responsibilities. Additional duties may be assigned as required.
1. Monthly Reports & Billing
  • Monitors and critiques cost vs. estimate data on an ongoing basis.
  • Completes monthly cost-to-complete reports.
  • Reports the job’s forecasted billable revenue by month to the company controller.
  • Facilitates all progress billings, ensuring that all items, extras, and change orders are billed correctly and completely.
2. Procurement
  • Purchases—or approves the purchase of—job materials.
  • Sets up project subcontractors with scope of work, contracts, and purchase orders as needed, in coordination with the estimator and manager of engineering.
  • Communicates with the yard purchaser to maximize the use of existing material inventory.
3. Owner/Client Representation and Relations
  • Manages as-built drawings, control plans, submittals, transmittals, and RFIs.
  • Represents the owner/client with respect to contractual obligations, schedule milestone dates, other stakeholders, and standard or job-specific specifications.
4. Working Closely with the Construction Department
a. Construction Manager
  • Creates and regularly updates a project schedule that meets owner/client milestone dates while aligning with the construction schedule.
  • Ensures timely completion of all required permits and legal documentation.
  • Reviews the completed project binder to verify accuracy and relevance.
  • Shares job setup details at the internal pre-construction meeting between the estimator, construction manager, superintendent, and foreman; facilitates the job kick-off.
  • Critiques construction department production rates/costs in relation to progress billing, conducting post-job analyses to maximize job profitability.
b. Superintendents and Foremen
  • Provides all required IFC drawings, permits, purchase orders, and owner/client communications to support efficient operational planning.
  • Reviews construction methods in relation to design and contractual details, ensuring compliance with specifications and commitments while minimizing rework.
  • Initiates contract change management and clearly communicates the scope of any additional work as needed.
  • Schedules the purchasing and delivery of job materials with supervisors based on the construction schedule.
  • Schedules on-site construction meetings between the engineer and contractor.
  • Inspects and reports on project progress, equipment, and materials to the project management team.
  • Maintains satisfactory relationships with owners, consultants, subcontractors, and others.
  • Works effectively in a team environment with project managers, engineers, and superintendents.

Required Certificates/Qualifications
  • Certificate or degree in construction management or equivalent experience.
  • Possession of a Class 5 driver’s license.
