We're seeking a highly motivated and experienced Residential Property Manager.

We're seeking a highly motivated and experienced Residential Property Manager to oversee the daily operations of a large residential apartment community. The ideal candidate will be responsible for maintaining high occupancy rates, maximizing property value, ensuring tenant satisfaction, and managing an on-site team.

Key Responsibilities
  • Maintain positive tenant relations, handle inquiries and complaints, enforce lease agreements, and manage the full tenant lifecycle from application to move-out.
  • Ensure strict adherence to the Residential Tenancies Act (RTA). Expertly prepare and issue all necessary legal documents, including N1, N4 notices, and other relevant forms. Represent the landlord as required in legal proceedings.
  • Directly supervise and manage the performance of the live-in Superintendent, providing clear direction for maintenance, cleaning, and day-to-day operations.
  • Strategize and execute leasing plans to maintain optimal occupancy levels. Oversee the efficient turnover of units.
  • Develop, manage, and monitor the property's annual operating budget to ensure financial goals are met. Report on variances regularly.
  • Utilize Yardi property management software for all financial transactions, including posting rents and processing cash receipts.
  • Prepare and present accurate, timely financial reports on property performance. Note: Accounts Payable is handled by a separate department.
  • Coordinate and schedule necessary repairs and maintenance activities. Conduct regular property inspections to ensure high standards of safety, curb appeal, and asset protection.
  • Solicit bids, negotiate contracts, and supervise external vendors and contractors.
Qualifications
  • Proven experience as a Residential Property Manager, preferably managing a large apartment community.
  • In-depth knowledge and demonstrated practical experience with the Residential Tenancies Act (RTA), including issuing various notices (N1, N4, etc.).
  • Proficiency in Yardi property management software is mandatory, specifically for rent processing and cash receipts.
  • Strong financial acumen and experience with budgeting and financial reporting.
  • Excellent leadership, communication, and interpersonal skills.
  • Exceptional organizational skills and attention to detail.
