Commercial Property Manager

Our client, a leading real estate management firm is seeking a Property Manager to oversee a mixed-use portfolio of office, industrial, and retail properties in Winnipeg. Reporting to the Regional General Manager, this role is responsible for day-to-day property operations, tenant relations, budgeting, and service delivery. The ideal candidate will be a proactive leader with strong organizational and communication skills, committed to enhancing tenant satisfaction and operational efficiency.

Key Responsibilities:

  1. Tenant Relations
        • Act as the primary contact for complex tenant matters including lease terms, rent adjustments, and improvements.
        • Foster tenant satisfaction and retention to maintain high occupancy levels.
  2. Customer Service
      • Build and maintain strong relationships with tenants, vendors, and internal teams to ensure seamless service delivery.
  3. Leasing Support
      • Assist with property tours, lease renewals, and tenant onboarding.
      • Manage tenant transfer requests such as assignments and subletting.
  4. Parking & Storage Oversight
      • Manage revenue generation from parking and storage rentals.
      • Market available spaces and maintain accurate documentation.
  5. Budgeting & Financial Reporting
      • Contribute to annual budgets, forecasts, and variance analysis aligned with portfolio goals.
  6. Sustainability & Compliance
      • Implement and monitor environmental and health & safety policies.
      • Lead incident investigations and energy efficiency initiatives.
  7. Service Contract Management
      • Negotiate and oversee contracts for cleaning, security, and landscaping services.
  8. Maintenance & Emergency Response
      • Supervise maintenance staff and ensure timely resolution of service requests and emergencies.
  9. Tenant Charge-Backs
      • Track and document tenant-related service charges and coordinate billing with accounting.
  10. Company Programs
      • Coordinate tenant engagement initiatives and sustainability programs.
  11. Health & Safety
      • Participate in or lead health & safety committees and initiatives.
  12. Tenant Engagement
      • Organize tenant appreciation events and communications.
  13. Staff Management
      • Hire, train, and manage support staff responsible for tenant services.
Qualifications:

  • Minimum 5 years of experience in property management.
  • Professional designations such as CSM, RPA, CPM, or equivalent are preferred.
  • Experience with budgeting, forecasting, and vendor management.
  • Familiarity with sustainable building practices and regulatory compliance.
  • Valid driver’s license and access to a vehicle.
  • Proficiency in property management software and Microsoft Office.
  • Bilingualism is an asset (where applicable).
