Property Manager opportunity with Locarno

Your new company

We are currently partnering with Locarno, a long‑standing, family‑owned real estate owner and developer based in Vancouver, on a Property Manager opportunity. While the core requirement is at the Property Manager level, the team is open to considering more senior profiles where experience and leadership align with their long‑term ownership approach.

Locarno is a fourth‑generation organization with roots dating back to the 1920s, having developed and held properties in well‑established Vancouver neighbourhoods such as West Point Grey, Dunbar, Kitsilano, and East Vancouver. Today, the business focuses on the acquisition, development, and long‑term operation of commercial and mixed‑use assets in both established and emerging areas.

Your new role

High‑Priority Responsibilities
  • Develop and execute annual property strategies in partnership with ownership, including leasing, marketing, capital improvements, and tenant retention initiatives.
  • Oversee day‑to‑day property operations while maintaining strong, professional relationships with tenants; respond promptly and effectively to inquiries, issues, and escalations.
  • Administer and enforce all lease agreements, ensuring full compliance with tenant obligations and landlord requirements.
  • Prepare, manage, and monitor annual operating and capital budgets; review financial performance against forecasts.
  • Review and approve CAM reconciliations, operating expenses, payables, and receivables; follow up with tenants on rental arrears when required.
  • Identify and assess value‑add and improvement opportunities across the portfolio to enhance asset performance.
Operational & Financial Oversight
  • Assist with the preparation of monthly financial statements and property performance reports.
  • Authorize purchase orders and contractor work within approved limits; review and approve invoices in accordance with company policies.
  • Conduct regular property inspections to ensure standards, compliance, and maintenance requirements are met.
  • Engage, coordinate, and manage third‑party contractors for maintenance, renovations, and improvement projects.
Team, Projects & Governance
  • Develop and maintain building operating procedures while supervising onsite staff and service providers, including cleaning, security, repairs, and maintenance.
  • Lead hiring efforts for property administration, maintenance, and building management roles, including job postings and interviews.
  • Work closely with development and construction teams on new or redeveloped assets to ensure tenant needs and operational requirements are incorporated.
Portfolio Scope
  • Manage a portfolio of properties located throughout Vancouver, including Kitsilano, Mount Pleasant, and the Cambie Corridor.


What you'll need to succeed

  • 5+ years’ experience in property management with a strong understanding of income‑producing assets
  • Strong working knowledge of property management processes, with the ability to think like an owner and see the bigger picture
  • Proven ability to build, own, and improve processes while managing multiple priorities and timelines
  • Advanced Microsoft Office skills, particularly Excel; experience with Yardi Breeze, Yardi Voyager, and MRI Angus are considered an asset.
  • Excellent organizational and time‑management skills with strong attention to detail
  • Practical, strategic, and solution‑oriented problem solver who can identify inefficiencies and improve workflows
  • Strong interpersonal and communication skills, with experience supervising and mentoring staff
  • Collaborative team player with a positive attitude and genuine interest in a long‑term career in real estate
