Commercial Property Manager

We have partnered with an up-and-coming acquisition firm that is seeking a Property Manager to oversee the operations of a high-profile, multi-storey commercial office building in downtown Calgary, where they will headquarter their operations. The property is currently undergoing a full repositioning to Class A status, and the successful candidate will play a key role in managing day-to-day operations, capital upgrades, vendor relationships, and tenant experience. This role requires a seasoned professional with strong local contractor connections, operational expertise, and a strategic mindset to deliver high-quality service and cost-effective solutions.

Key Responsibilities:

  1. Operations & Facility Management
    • Manage all building systems including HVAC, elevators, security, lighting, and fire safety.
    • Ensure proactive maintenance and energy-efficient operations.
    • Oversee capital upgrades such as façade improvements, elevator modernization, and amenity enhancements.
    • Align vendor schedules with project timelines and Class A repositioning goals.
  2. Contractor & Vendor Management
    • Utilize existing relationships with local trades to secure competitive pricing and expedited service.
    • Negotiate and manage contracts across multiple service categories.
    • Maintain a reliable network of contractors for urgent and ongoing needs.
  3. Tenant Experience
    • Act as the primary contact for tenants, ensuring a premium office experience.
    • Coordinate move-ins, build-outs, and service requests with professionalism.
    • Implement concierge-style service and tenant engagement initiatives.
  4. Financial Management
    • Develop and manage operating and capital budgets.
    • Monitor rent collection, CAM charges, and utility billing.
    • Identify cost-saving opportunities through procurement and vendor consolidation.
    • Provide financial reporting and variance analysis to senior leadership.
  5. Compliance & Risk Management
    • Ensure compliance with building codes, safety regulations, and environmental standards.
    • Maintain permits, certifications, and insurance documentation.
    • Conduct regular inspections and resolve deficiencies proactively.
  6. Technology & Infrastructure
    • Oversee building automation and access control systems.
    • Coordinate IT and telecom upgrades to support connectivity and future readiness.
    • Ensure infrastructure resilience for tenant operations.
Qualifications:

  • Minimum 7 years of experience in commercial property management, ideally with high-rise or Class A assets.
  • Strong network of local contractors and service providers.
  • Expertise in building systems, capital project execution, and operational budgeting.
  • Excellent communication and vendor management skills.
  • Proficiency in property management software (e.g., Yardi, Angus).
  • Familiarity with local tenancy laws, codes, and safety standards.
Preferred Assets:

  • Industry designations such as CPM® or RPA®.
  • Experience with full building repositioning or modernization.
  • Exposure to sustainability certifications or digital infrastructure standards.
  • Strong negotiation skills in trade pricing and maintenance cost control.
